LEEDŽ Fees

We are pleased to submit this proposal to provide United States Green Building Council (USGBC) Leadership in Energy and Environmental Design (LEED®) consulting services. Our services are described below:

Fundamental Commissioning

Complete the following tasks as outlined in LEED® Version 3, Energy and Atmosphere Prerequisite 1 (EAp1):

• Review the construction drawings.
• Document the owner’s project requirements (OPR) and assist design team with development of the basis of design (BOD).
• Develop and incorporate commissioning requirements into the construction documents.
• Develop and implement a commissioning plan.
• Review contractor submittals on commissioned systems.
• Verify the installation and performance of the systems to be commissioned.
• Verify operator training has taken place.
• Complete a summary commissioning report.
• Review building operation 2-months before warranty expires.

Energy Modeling

Provide whole building energy modeling, using Trane Trace 700 software, as required in LEED® Version 3, Energy and Atmosphere Prerequisite 2 (EAp2).

Enhanced Commissioning (Optional)

Complete the following tasks as outlined in LEED® Version 3, Energy and Atmosphere Credit 3 (EAc3):

• Conduct a commissioning design review prior to completion of the 50% construction documents and a second review immediately before construction documents are issued.
• Develop a commissioning manual for operating personnel.

LEED Filing Services

We can assist with the following tasks to assist with certification.

• Provide architectural and engineering specifications for green building materials and systems. Final specifications will be developed by others.
• Provide schematic HVAC, lighting, and plumbing diagrams and specifications. Final designs will be developed by others.
• Review submittals for building materials.
• Develop spreadsheets and diagrams required for certification.
• Complete LEED on-line templates.
• File all information with USGBC for LEED® certification.
• Answer inquiries from USGBC and provide follow up information as needed.

We are prepared to provide any or all of these services according to the following fee schedule. These fees are estimates and apply to most commercial buildings, under 100,000 square-feet in size, located within 150 miles of Madison, Wisconsin. Our fees include a reasonable allowance for travel and we would bill monthly for progress payments. In the event that additional services are required during design or construction, we would get your signed approval before proceeding.

In addition to our consulting fees, the owner will need to pay separate fees to USGBC for filing the project and reviewing the information we would submit. These fees are paid to USGBC and vary, but typically run $2,500 to $4,000 total per building. If you wish to take advantage of the discount The Renschler Company gets as a member of USGBC, we can pay the filing fees and bill you separately for them.

Please understand that we can not insure LEED® certification for any building. USGBC makes the final determination as to whether-or-not a building meets their criteria. Although we will outline the additional work and information requirements in the specifications and at kick-off meetings, the cooperation of all parties is essential to make the entire process a success. You don’t get LEED®-certification simply by filing paperwork. The owner, designers, and contractors must make a commitment to spend more time and change their standards and methods in order to have a successful green building.
